How Lower Mission took shape

Lower Mission is the flat lakeside district south of Pandosy, built on the delta of Bellevue Creek next to Mission Creek. Ranches such as the 1884 Casorso ranch and lakeside retreats like the 1926 Eldorado Arms came first; after the 1973 amalgamation it filled with homes and became Kelowna's beach, school and sports field hub.

Lower Mission spreads across the low delta that Bellevue Creek built where it meets Okanagan Lake, with Mission Creek along its northern edge. Bellevue Creek was once called Sawmill Creek; in 1922 it was officially renamed after a hotel Gifford Thomson built near its mouth around 1900. Most early settlement stayed on this delta near the lake. The Casorso family started a ranch at Okanagan Mission in 1884, growing vegetables, onions, tobacco and wheat and raising stock before planting orchards and grapes. The shoreline drew visitors early. Countess Bubna opened the Eldorado Arms in 1926, and in 1932 Dr. Benjamin Boyce gave the Kelowna Gyro Club lakeshore lots for a park, now Boyce-Gyro Beach, which passed to the City in 1974.

Neighbours built the Okanagan Mission Community Hall at Lakeshore and DeHart roads in the winter of 1937 and 1938 after heavy snow collapsed the first hall. In June 1948 Mission Creek washed out the KLO Road bridge, and in the 1950s the creek was straightened and diked, shrinking about 30 km of channel to 11 km. The area sat outside city limits until 1973. As the hills above filled in, locals began calling the flat beach district Lower Mission. The Mission Creek Greenway grew from local advocacy in the early 1990s. Today the housing mixes postwar bungalows, 1970s split levels, rebuilds and resort style towers near Hotel Eldorado, and the shops of Pandosy are spreading south toward Gyro Beach. A new Mission Activity Centre broke ground in September 2026.

Where is Lower Mission in Kelowna?

It is the flat lakeside area south of Pandosy along Lakeshore Road, between Mission Creek and the foot of the Mission hills. Sources place its northern edge at either Mission Creek or KLO Road.

How did Boyce-Gyro Beach get its name?

Dr. Benjamin Boyce gave five lakeshore lots to the Kelowna Gyro Club in 1932, and the club ran the park until donating it to the City in 1974.

Does Lower Mission flood?

Parts of it can. Mission Creek flooded in 1948 and Okanagan Lake reached a record level in 2017, so check flood mapping and construction levels for any lakeside or creekside property.
