Ponderosa is a hillside area above Peachland at the foot of Pincushion Mountain, on the former Ponderosa golf course. The course closed after a larger Greg Norman promoted project was announced in 2011. As of February 2026, 69 homes at The Trails were built and a required nine hole course had not been started.
Ponderosa sits on the benches above Peachland's town centre, below Pincushion Mountain, on syilx land. For years the area was known for its golf course. In 2011 a much larger project, promoted with golfer Greg Norman's name, was announced for the site, and the existing course was shut down to make way for it. The big plan never arrived. At one point about 2,100 units were proposed on the roughly 260 acre property. Instead, The Trails at Ponderosa, a townhome enclave, was built, and by early 2026 it held 69 homes. Ownership also split, with Romspen Group holding the southern portion and Beech Westgard the northern part, where it had planned about 400 homes.
After more than a decade of delays, Peachland approved a revised plan for 445 homes and a nine hole executive course designed by Les Furber, with play then expected in fall 2025. The development agreement set November 1, 2025, as the deadline to finish the course and a road linking Ponderosa with the Somerset area, with the course operating by November 1, 2026. Neither was done on time. In November 2025 council imposed penalties of $100,000 a month until both are complete, which the district says is capped at $1 million, and directed Beech Westgard to build a nine hole course as well. By February 2026 no course construction had started, though Romspen had applied for the Somerset connection. For now Ponderosa is a quiet townhome pocket with lake and valley views, the Pincushion Mountain trail close by, and a large, unfinished development plan next door.
